Luxury Beach Villa Moraira El Portet
Duration
This is limited to the contractually agreed rental period. Extension is, if available, only possible after consultation with the landlord.
Maximum Occupancy
The maximum number of guests is 8 people and 1 baby (baby bed).
Arrival And Departure
Prior to your arrival, our manager will contact you via email and/or WhatsApp. The manager will coordinate the arrival and departure times with you. For a late arrival (after 11:00 PM) or early departure (before 7:00 AM), the manager may charge a fee of approximately €50 per arrival/departure. This fee must be paid directly to the manager. The manager will also be your point of contact during your stay. In principle, the check-in time upon arrival is from 3:00 PM, and the check-out time upon departure is no later than 10:00 AM.
Keys
You will receive 2 sets of keys from the manager. At the end of the rental period, you must return these (either to the manager or in the key safe on the outside of the gate). If the keys are not (or no longer) present after departure, € 100 per set will be deducted from the deposit.
Use
The Villa must be occupied by you with the required care and diligence, taking into account the peace of the surroundings. If you do not behave as a good tenant or cause serious nuisance or inconvenience to the surroundings, you may be denied further access to the Villa and the rental agreement will be considered terminated by operation of law without any claim for a refund of the rent or any part thereof. If you accidentally cause damage to the rented house and/or inventory, this must be reported immediately to the manager. The associated repair and replacement costs must be reimbursed on-site. You are liable for any damage you cause, even if this damage is discovered after your departure.
The rented property may only be used for vacation purposes. Under no circumstances may it be sublet or occupied by more than 8 persons and 1 baby. In the event of a breach, the rental agreement will be deemed automatically terminated, and access to the Villa will be denied without any claim for a refund of the rental amount or any portion thereof.
Smoking
Smoking is absolutely not allowed inside the Villa, in the pool. The use of drugs is not permitted anywhere on or around the property.
Bed & Bath Linen
Upon arrival, you will receive 1 set of clean bed linen (the beds will already be made) and 3 (bath) towels per person. There will also be tea towels and kitchen towels available. For outings outside the Villa, to one of the beautiful sandy beaches for example, you need to bring your own private beach towels. If it turns out that items are missing or damaged at checkout, the items will be charged at their replacement value and deducted from the deposit. You are not allowed to sit/lie on the cushions of the (lounge) chairs without a towel if you are oiled. The same applies to the beds in the bedrooms. Please do not use aftersun just before going to bed.
Water & Energy Costs
The costs for water and energy (electricity) depend on consumption. € 0.32 must be paid per kWh. This includes the use of water. The tap water is NOT drinkable. In the kitchen, the water from the left tap IS drinkable, as it is filtered. Upon departure from the Villa, the consumption will be settled through the deposit. PLEASE NOTE: There are 5 air conditioning/heating units throughout the house. (Unnecessary) use of these will increase energy costs. Experience shows that in southern countries, disruptions in water and electricity supply can occur. The landlord cannot be held liable for any inconveniences experienced and/or damages suffered as a result.
NOTE: Using too many devices at the same time may cause the fuses to blow.
Included
The use of all items including the pool, jacuzzi, TV, internet & washing machine/dryer is included. There is toilet paper, dish soap, and dishwasher tablets available for your initial arrival. Nearby, there are several large supermarkets for your groceries for the rest of your stay. In the storage room, there are various (sports) items available for use (including 2 golf sets, 4 padel rackets, snorkel masks, a parasol, cooler, etc.). These can be taken on outings. We expect that these items will be returned neatly, intact, and clean after use.
Maintenance
You give permission for three regular managers of the Villa to access the premises to carry out regular maintenance. Gardener Francisco and his wife (pool) and Maaike (manager) take care of the house and try to respect your privacy as much as possible.
Swimming pool & Jacuzzi
Use of the swimming pool/jacuzzi is entirely at your OWN RISK. The landlord is in no way liable for any incidents. Diving into the pool is not allowed. Users must possess relevant swimming certificates. No independent maintenance of the pool/jacuzzi, such as adding chlorine, is permitted. Parents are responsible for their children. The jacuzzi is not a toy for children. Therefore, the use of the jacuzzi by children is only allowed in the presence of parents. PLEASE NOTE: No changes may be made to the settings of the jacuzzi in any way! If this occurs, the costs will be charged to you.
Please, before using the swimming pool and the jacuzzi, first rinse off under the outdoor shower. This prevents sunscreen from entering the water, which can lead to green algae. If the water does become contaminated, please report this to the manager as soon as possible. Any cleaning costs may be charged to you. From October to May, the pool can be heated in consultation with the landlord using a heat pump. Depending on the outside temperature, the pool can only reach a maximum temperature. PLEASE NOTE: The electricity costs will increase significantly as a result, expect around €150 extra per week in electricity costs.
Gas bottle
The outdoor BBQ is connected to a gas bottle. If it is empty, you can exchange it for a new one at a gas station (at your own expense).
Pets
Pets are not allowed in the Villa. This is to ensure an allergy-free Villa.
Parking
Parking is free on the premises. There is space for a maximum of 2 cars. Free parking is also available on the street.
Defects
If defects occur in the rented property, or regarding the functioning of appliances, etc. that were not noted during the preparation of the inventory list, you are obliged to report these immediately, but in any case within 24 hours to the manager. Repairs and work on the rented property that are necessary during the rental period do not entitle you to compensation, even if the damage occurred through no fault of your own.
Damage
If damage occurs during your stay in the Villa, it must be reported to the manager as soon as possible. You are responsible for the full amount of the damage unless it is not attributable to you.
Depreciation And Costs
Furniture and inventory may only depreciate as a result of normal use. Consequently, you must reimburse all costs that the landlord incurs to replace or repair anything that is missing after the rental period, or as a result of evidently abnormal use. You commit to fully compensate all costs mentioned in this article, even if they exceed the amount of the security deposit.
Illegal Activities
Illegal activities are strictly prohibited in and around the Villa. Any damage or fines from, for example, the municipality, resulting from these activities are entirely at your expense. If the police or another official authority must intervene during your stay, you and your entire party must leave the Villa immediately (without a refund of the paid rental fees).
Liability
The landlord is in no way responsible and has no liability for any accidents, injuries, illnesses, or any other (serious) calamities that occur during the stay in or around the Villa. You are personally responsible for all actions of any extra incidental visitors/guests in or around the Villa. If necessary, required information will be shared with official tourist authorities during your stay. The Villa has a formal tourist rental license. By accepting this reservation, it is agreed that all travelers explicitly commit to the agreement and expressly acknowledge any risks of damage resulting from the use of the Villa.
Interim Cleaning
There is no fixed daily cleaning service. For a booking of more than 2 weeks, an interim cleaning is mandatory at a cost of €100 (to be paid by the tenant). This amount will be settled with the security deposit at the end. We would like to draw your attention to the fact that the cleaning company works very thoroughly, although it may occasionally happen that, due to wind, dust, sand, leaves, flowers, etc., can blow onto the terrace or outdoor furniture after cleaning. We do everything we can to prevent this.
Waste & Tableware
You must clean up and dispose of all waste, including (plastic) bottles, in the designated containers before checking out. The nearest containers are located about 400 meters from the house (on the way to the beach). If waste is left behind in the Villa, additional costs will be charged (€ 100). These will be deducted from the deposit. Dishes: upon departure from the Villa, all dishes must be washed and put away.
Deposit
This amounts to € 750 for a rental period and will be refunded after inspection of the Villa, deducting the usage of water and electricity (see water & energy costs), any interim cleaning, and any possible damage caused.
Travel and Cancellation Insurance
It is recommended to have travel, baggage, health, accident, and cancellation insurance during the travel days and stay in Moraira. In Moraira, there are various Dutch/German/English speaking (family) doctors and dentists available.
Safety
Moraira is essentially a very safe village, but the landlord is not liable for the loss of personal belongings or valuables from or around the Villa.
Reservation and Payment Terms
The rental amount is the contractually agreed amount. Upon signing the rental agreement (which must be returned by email within 7 days), 50% of the rental amount must be transferred as a deposit. Once this amount is received, the reservation is final. The full rental amount must be paid no later than 12 weeks before the start of the rental period. In case of non-compliance, the landlord may consider the agreement terminated, and the paid deposit will be forfeited to the landlord. The landlord may also claim the entire or partial rental amount.
Force majeure
If the landlord is unable to make the rented property available to you, the tenant, as agreed, due to force majeure or other (un)foreseen circumstances, the landlord is obliged to inform you of this as soon as possible, and any funds already received by the landlord will be refunded.
Cancellation
Cancellation must be done in writing, for which you are liable for the following amounts:
- a) In case of cancellation up to 18 weeks before the start date, 25% of the rental amount.
- b) In case of cancellation 18 weeks to 12 weeks before the start date, 50% of the rental amount.
- c) In case of cancellation less than 12 weeks before the start date, 100% of the rental amount.
General
Administrative and/or judicial and/or extrajudicial costs for the non-compliance with the rental agreement will be charged to you as the tenant.
Complaints
Any complaints must be received in writing within 2 weeks after the end of the rental period.
Other
Moraira has virtually no high-rise buildings and only a single hotel. It is mainly private houses that are located on the slopes of the mountains. The village (1400m) and various sandy beaches (El Portet 750m) are within walking distance of the Villa. We wish you a very pleasant stay in our Luxury Beach House Moraira El Portet!
Luxury Lounge Villa “The Beachhouse”

This will need to be paid directly to the manager. The manager will also be your point of contact during your stay. Keys

If you inadvertently cause damage to the rented house and/or inventory, this must be reported immediately to the manager. The associated repair and replacement costs must be paid on-site. You are liable for any damage caused by you, even if this damage is discovered after your departure.
The rented property may only be used for vacation purposes. It may under no circumstances be sublet or occupied by more than 8 persons and 1 baby. In case of violation, the rental agreement will be considered automatically terminated, and access to the Villa will be denied without any right to a refund of the rental amount or any part thereof.

Gas cylinders
The stove in the kitchen and the fireplace in the living room are connected to gas bottles. If a gas bottle is empty, the manager will connect a new gas bottle as soon as possible.
Pets
Pets are not allowed in the Villa. This is to ensure an allergy-free Villa.
Parking
Parking is free on the premises. There is space for a maximum of 2 cars. Free parking is also available on the street.
Deficiencies
If defects occur in the rented property, or regarding the functioning of appliances, etc. that were not noted during the inventory list preparation, you are obliged to report these immediately, but in any case within 24 hours to the manager. Repairs and work on the rented property that are necessary during the rental period do not entitle you to compensation, even if the damage occurred through no fault of your own.
Damage
If damage occurs during your stay in the Villa, it must be reported to the manager as soon as possible. You are responsible for the full extent of the damage unless it is not attributable to you.
